Death of 'no-deposit' loans signals end of easy lending

In a sign that credit rationing is now hitting Australian consumers, the Commonwealth Bank has stopped offering no deposit loans.

And the CBA is not alone in tightening its lending.

The ANZ has moved to a more restrictive policy and market players believe other lenders will soon follow suit.

Competition and the property boom saw the banks create a range of high risk products, including the 'low doc' and no deposit home loan.

But the collapse of global credit markets means we are now living in different times.

JP Morgan banking analyst Brian Johnson says the Commonwealth Bank is taking some of the risk out of its loan book.

"Credit markets are still tight, and all the banks are basically tightening up their own underwriting standards," he said.

"It also tells me that the era of getting very easy credit to buy a house is over, which has inevitably got some kind of negative implications for house prices in Australia."

Mr Johnson says this move by the CBA is another sign that the credit cycle has turned, and warns this loan loss cycle has a long way to run.

"You've got to remember the length of this cycle, we've not had a loan loss cycle for the Australian banks since 1992," he said.

"Now inevitably we will go back to on-ce again where credit underwriting standards will deteriorate, and we'll see the same thing again as we've seen time and time again.

"But the fact is that we will go through an extended period of banks tightening up their credit. Low doc, no doc housing loans are examples of this, but you see it everywhere.

"For example, bridging finance on a house is now very difficult to actually get so, you know, this will be a long term phenomenon that's banks basically move to tighten their underwriting standards."

Liquidity concerns

 

The Commonwealth Bank this year bought a third of non-bank lender and mortgage broker Aussie Home Loans.

Aussie Home Loans chairman John Symond says the change is a return to sensible lending practices.

"I think banks have got to ...have prudent lending, they've got to rein in their credit losses, they've got to make sure they have proper capital requirements," he said.

"So it's a combination of all the above. But fundamentally, I believe people buying homes in Australia with little or no deposit is a flawed process."

The rationing of credit comes just as the Reserve Bank is trying to ease monetary conditions.

But Mr Symond says the lack of liquidity on global markets is the more powerful force right now.

"Liquidity on the global sphere is still non-existent and the longer that stays, the harder it's going to get ultimately for businesses and consumers to be able to just borrow as they have required because the last 10 years has given us a false sense of security," he said.

"But the world's changed, and going forward, lending criteria and behaviour by consumers has also got to change."
